Seed & Deed is an indie casual simulation game focused on farming and contract management on PC. Players take on the role of a tenant farmer navigating a series of binding agreements with a demanding landlord while tending crops, expanding land, and managing resources across changing seasons.
Gameplay
The core loop centers on daily farm tasks such as cutting weeds, plowing, sowing, watering, and harvesting a range of crops including wheat, hay, carrots, corn, pumpkins, watermelons, and golden strawberries, with garlic and cabbage suited for winter. Hidden clauses in the contract trigger effects like a landlord tithe on harvests, fees for tool use, or surprise inspections, all recorded in a notebook for later review. Some clauses provide benefits instead. Players upgrade tools through a skill tree offering 48 options that expand tool range, speed up helpers, or enable whole-plot actions for harvesting, watering, sowing, or plowing at once.
Helpers can be hired to handle specific roles including planting, harvesting, watering, weeding, woodcutting, and plowing, allowing independent work while the player focuses elsewhere. Abandoned greenhouses can be repaired or new ones built to grow crops out of season. Land is purchased strip by strip, with trees and rocks cleared to reveal items like quartz, amber, or gold nuggets. Pests such as crows, worms, moles, locusts, and fungus threaten fields, though a dog helps deter crows. Positive events include passing buyers, seed gifts, golden crops, and seasonal fairs. Four seasons bring rain, storms, and snow that affect most crops, with frost damaging those out of season.
Game Modes
The main experience follows a contract-driven progression where meeting seasonal deliveries advances the player to new farms with distinct rules, such as dry land, marsh, stony ground, or woodland. Each move carries options to select the next annex or sign blind for extra Fine Print points and potential surprises. Fine Print points unlock permanent perks, a lawyer to anticipate clauses, or a pen to remove unfavorable terms. Upgrades carry over between farms in limited ways, and every permit includes its own clause. Completing the deed payments grants full land ownership, with the ending shaped by whether the contract was fully read. Free play unlocks after the conclusion for continued farming without contract pressure.
Progression and Features
Buy land incrementally and expand operations while balancing deliveries against personal sales, with the ability to lock items to prevent accidental sales. The skill tree supports deeper customization of tools, helpers, and crops for efficiency gains. Seasonal weather and events add variety, while accessibility options cover larger text, readable fonts, high contrast, colorblind palettes, reduced motion, sound captions, slower game speed, and remappable keys. Support for mouse and keyboard or controller is included, along with nine languages.
Is It Worth Playing?
Seed & Deed suits players who enjoy detailed farming simulations with added layers of contract negotiation and hidden mechanics. The combination of helper automation, greenhouse management, seasonal challenges, and the Fine Print system creates a focused single-player loop that rewards careful planning and adaptation across multiple farm locations. Those interested in indie simulation titles with progression tied to resource management and narrative choices around contracts will find the systems engaging, especially once free play opens after the main progression.
